  • How a Society in Ganesh Peth Secured Deemed Conveyance Despite Builder Pressure

Residents of Swami Sankul Housing Society in Ganesh Peth, Pune, approached me after facing prolonged delays in securing legal ownership rights over their property. Although the society had been functioning for several years, the builder had still not completed conveyance in favour of the society. As a Leading Deemed Conveyance Lawyer in Pune, I represented the society throughout the entire legal process and got the deemed conveyance executed in the favour of the society.

This was one of the first five societies to get the Deemed Conveyance executed immediately after the relevant GR was passed by the Government of Maharashtra.

What made this matter particularly challenging was the continuous pressure and intimidation allegedly faced by the members during the entire deemed conveyance process. The builder repeatedly attempted to create fear and uncertainty among the residents to discourage them from pursuing their legal ownership rights.

Many members were initially anxious about proceeding further because of the threats, procedural complications, and fear of prolonged litigation. However, the residents of Swami Sankul Society ultimately decided to stand united and pursue their legal rights collectively.

After detailed examination of the property documents, title records, sanctioned plans, society papers, and builder related documentation, I initiated Deemed Conveyance proceedings on behalf of the society before the Competent Authority.

The matter required continuous legal representation, procedural compliance, detailed document scrutiny, and strategic handling of objections raised during the proceedings. Despite the pressure tactics and repeated attempts to obstruct the process, we continued pursuing the matter strictly through lawful procedures.

Throughout the proceedings, I strongly represented the interests of the society members and ensured that their statutory rights under Maharashtra co-operative housing laws remained protected.

After sustained legal efforts, Swami Sankul Society successfully secured Deemed Conveyance.

The successful outcome helped the society obtain:

  • Legal ownership rights in favour of the society
  • Stronger protection over land and common areas
  • Greater legal security regarding future redevelopment rights
  • Resolution of long pending builder related ownership issues
  • Proper recognition of the society’s property rights under law

This deemed conveyance success story from Ganesh Peth, Pune demonstrates that when society members remain united and pursue lawful remedies with proper legal representation, even sustained builder pressure cannot prevent residents from securing their rightful ownership and legal protection.
